After inflation: the same change measured in dollars of constant buying power, using the CPI-U (all items, US city average) averaged over the start and end periods; the national series, not a local cost of living.

Informational only, not an appraisal. This is the area’s average from repeat sales on conforming mortgages; it knows nothing about any particular house.

The home value since purchase calculator takes your purchase price, month, year and ZIP and applies the smallest area’s index, falling back to the state when the ZIP has no data.

Where these figures come from

Series. FHFA HPI, traditional / all-transactions / quarterly, NSA, State AZ, from the FHFA House Price Index datasets. Each change is the index at the end of the window divided by the index at its start, ending at the latest published period (2026 Q2). Per-year figures are compound annual rates. Snapshot vintage: master file through 2026 Q2.

What it leaves out. The index is estimated from repeat sales and appraisals on mortgages bought or guaranteed by Fannie Mae and Freddie Mac, so cash, jumbo, FHA and VA purchases are not in it. It tracks the area, not any house: renovations, condition and lot are invisible to it.

Data pulled 2026-09-28. FHFA publishes state and metro indexes quarterly and county and ZIP indexes annually; this page updates with each pull.
