Each row is that metro area’s average from FHFA’s all-transactions index, not seasonally adjusted, and not any particular house or neighborhood inside it. The index is built from repeat sales and appraisals on conforming mortgages, so it misses cash, jumbo and FHA sales. The changes are in dollars of each date, not adjusted for inflation. It is history, not a forecast, and not an appraisal.

Methodology
The formula. For each metro, change = (index now ÷ index then) − 1, and per year = (index now ÷ index then)1 ÷ years − 1, the compound annual rate. The metros are sorted by that change, best first. The index is the FHFA House Price Index, which measures how the prices of the same homes change between sales, so the ratio of two index values is the metro’s price change between those two dates. The $100,000 column is that ratio applied to a round number.
Which series. FHFA’s all-transactions index, not seasonally adjusted, quarterly, from the master file (latest period 2026 Q2): 410 metropolitan statistical areas and metro divisions as OMB delineates them, most from 1975. The start month is matched to its quarter and “now” is each series’ latest published quarter; if any metro ends earlier than the rest, its row says so. The United States row is FHFA’s national series over the same window, and the median in the plain sentence is the middle metro.
Snapshot, not a live feed. The index files are pulled from FHFA and committed to this site (last pull 2026-09-28). The metro series are loaded as one file when the page opens, then every ranking runs in your browser.
What this ranking cannot know
- Any particular house or neighborhood. Each row is a metro’s average. Renovations, condition and lot are not in it, and a ZIP inside the metro can sit far from the metro’s figure.
- Sales the index never sees. Per FHFA’s own description, it is built from repeat sales and appraisals on conforming mortgages bought by Fannie Mae or Freddie Mac. Cash, jumbo, FHA and VA purchases are not in it.
- Inflation. The changes are in dollars of each date, not adjusted for the cost of living, and a metro’s rank says nothing about its price level.
- The future. The index is history. It is not an appraisal and not a forecast.

Frequently asked questions
Which metro area has had the fastest home price growth?
It depends on the start month, which is why the page asks for one. A window from the 2012 bottom favors the Sun Belt metros that fell furthest; one from 2020 favors the smaller Northeast, Midwest and mountain metros. Pick the month and read the top row; the default is January 2020.
Why are some metros missing, or ranked from a later date?
FHFA's master file covers 410 metropolitan statistical areas and metro divisions. Some series start after 1975, and a few thin ones have a quarter with no value; a metro whose series cannot answer for the month you picked is listed under the table with the reason instead of being ranked.
What is a metro division?
The largest metropolitan areas are split by the Office of Management and Budget into divisions, and FHFA publishes an index for each division rather than the whole: New York, Los Angeles, Chicago, Dallas, Washington, Philadelphia, Miami, Boston, Detroit, San Francisco and Seattle all appear as their parts. The metro area names are OMB's, which is why they string cities together.
How do the metros compare with the states?
The home price growth by state tool runs the same ranking on the 50 states and DC. A metro usually sits above or below its state, because the state series averages every metro and rural county together; the price change since any year tool shows one metro next to its state and the nation.
