Series. FHFA HPI, traditional / all-transactions / quarterly, NSA, State NY, from the FHFA House Price Index datasets. Each change is the index at the end of the window divided by the index at its start, ending at the latest published period (2026 Q2). Per-year figures are compound annual rates. Snapshot vintage: master file through 2026 Q2.
What it leaves out. The index is estimated from repeat sales and appraisals on mortgages bought or guaranteed by Fannie Mae and Freddie Mac, so cash, jumbo, FHA and VA purchases are not in it. It tracks the area, not any house: renovations, condition and lot are invisible to it.
