Where these figures come from
Series. FHFA HPI, annual all-transactions 5-digit ZIP index (developmental), 97304, from the FHFA House Price Index datasets. Each change is the index at the end of the window divided by the index at its start, ending at the latest published period (2025). Per-year figures are compound annual rates. Snapshot vintage: annual file last updated March 31, 2026.
Developmental index. FHFA labels its county and ZIP indexes developmental: annual only, built from smaller samples, revised as data arrives, with missing years where sales were sparse. A window shows “no index value” when its start year is missing.
What it leaves out. The index is estimated from repeat sales and appraisals on mortgages bought or guaranteed by Fannie Mae and Freddie Mac, so cash, jumbo, FHA and VA purchases are not in it. It tracks the area, not any house: renovations, condition and lot are invisible to it.
