FHFA release · 2025 Q2
Home prices by state, 2025 Q2
Every state and DC ranked by how much home prices changed in the year to 2025 Q2, with the quarter’s move beside it, the top and bottom metro areas, and the nation, from the federal FHFA House Price Index with the index values shown.
What the release says
Across the United States, home prices were +3.8% in the year to 2025 Q2 and +1.5% on the quarter. Prices rose over the year in 50 of the 51 states and DC and fell in 1. The biggest rises were in New York (+7.2%), Connecticut (+7.2%), New Jersey (+7.0%), Illinois (+6.5%) and Rhode Island (+6.4%). The weakest were the District of Columbia (-0.7%), Hawaii (+0.3%), Florida (+1.0%), Colorado (+1.2%) and Texas (+1.6%). A $100,000 home a year earlier is worth what the last column says now, if it grew like its state did.
Informational only, not an appraisal. Each row is a state’s or metro area’s average on the all-transactions index, not seasonally adjusted; FHFA’s own headline uses its seasonally adjusted purchase-only index, so its national figure differs a little from this one.

Where these figures come from
Series. The FHFA House Price Index, all-transactions, not seasonally adjusted, quarterly, from the master file (latest period 2026 Q2, pulled 2026-09-28).
The math. One year = index for 2025 Q2 ÷ index for 2024 Q2 − 1. One quarter = the same against the previous quarter. Rows are sorted by the one-year change, best first. Nothing here is a forecast, and the index knows nothing about any particular house: it follows repeat sales on conforming mortgages, so cash, jumbo, FHA and VA sales are not in it.
